The Facilities Technician is responsible for the coordination of day-to-day activities pertaining to the maintenance and repairs on mechanical, plumbing, HVAC systems, and all related equipment associated with a 600,000 sq. ft. facility.
The Facilities Technician provides support to the maintenance team and other team members by responding to requests related to technical issues, basic repairs to operational equipment, routine maintenance requests, and ensuring the firm’s upkeep and safety guidelines and standards are met.
Respond to daily requests and coordinate mechanical, plumbing, painting and maintenance activities; assist with related projects
Perform routine building maintenance tasks and minor plumbing, carpentry, painting, drywall repair and HVAC repair (e.g. repair/install plumbing fixtures, HVAC maintenance , repairs to damaged furniture ) in compliance with safety guidelines and firm procedures
Perform general maintenance tasks (e.g. supply bins and crates, clean and ready conference areas, glass cleaning, restroom and pantry cleaning, lock replacements, hardware adjustments, and tile repair, grouting )
Oversee all required electrical work, HVAC , and plumbing activity related to new installations, modifications and maintenance
Perform routine rounds of critical areas, such as data center, pump rooms, café; monitor and survey electrical, temp readings, pantries for leaks and take note of other issues or tasks that need to be performed and/or escalated
Support Office Services conference room setups (e.g. clean and room ready conference areas, remove and replace chairs for set-ups, provide and remove easels and whiteboards, open and close folding walls, provide/remove extension cords and power strips, glass cleaning, room temperature adjustment), emergency calls, and other requests as required
Escort and oversee outside contractors and trades to complete facility approved maintenance and repairs on a timely basis
Monitor preventative maintenance programs and perform equipment/ building inspections working with the Facility Manager to coordinate set-ups,repairs/maintenance and the communication and enforcement of safety awareness guidelines
Oversee and communicate status of daily maintenance requests with Office Services
Perform inventory of tools and supplies, and update Task Lists
Work weekends and OT on an as-needed basis
Perform other duties as assigned
Strong knowledge of plumbing, HVAC, drywall repair, light carpentry repairs, and painting
Strong knowledge of maintenance and repair as related to the infrastructure of a commercial facility
Strong understanding of safety as it pertains to working in the air, or tight spaces in or around people or operable equipment
Ability to effectively present information verbally and in writing
Basic to intermediate computer skills
Strong attention to detail
Ability to work effectively both independently and collaboratively in a team environment
Strong leadership skills to motivate and develop a team atmosphere
Can organize, prioritize, plan and multi-task work activities in a high-pressure environment
Ability to calculate voltage, amps., phases for electric loads, mechanical loads, BTU’s and cooling preferred
Thorough understanding of base building systems preferred
4 to 6 years of commercial, office and/or property maintenance experience in plumbing, HVAC systems, carpentry and painting required
Experience in a financial or large law firm preferred
High School Diploma or GED equivalent required
Associate’s degree preferred
Salary Information
NY Only: The estimated base salary range for this position is $45,000 to $55,000 at the time of posting.
The actual salary offered will depend on a variety of factors, including without limitation, the qualifications of the individual applicant for the position, years of relevant experience, level of education attained, certifications or other professional licenses held, and if applicable, the location in which the applicant lives and/or from which they will be performing the job. This role is non-exempt meaning it is overtime pay eligible.
